They say that AC and heat are included…. But they don’t mention that the AC doesn’t turn on until JUNE 1st. JUNE!!!! Liars. I can sue this place for false information and advertising.

I have severe asthma. My apartment is 78 degrees and I can’t change the temperature in my place. It is so humid and dry in my apartment that I wake up not able to breathe. I didn’t buy an AC unit because they said that AC was included. Liars. I am so done with this place.

Without going into detail, I was recently confronted with a challenging situation at the building. The conditions this situation presented could have been most difficult for me had it not been for Dayana.Dayana was approachable and caring. She listened, gave thought to my concerns, made things happen, all while making me feel comfortable. I am very grateful to her and the entire Colony House team. Pro- Electricity and water is included. Nice park beside the building.

Cons- The elevator sucks. It breaks down pretty often and could be a danger to life. Recently there was no power for 2 days. Imagine the pain.

Some front desk staff are not helpful.
Ronald is creepy and rude. He won’t even say “hi” and absolutely rude if you are not his favorite people. Has zero respect for tenants and behaves like he owns the building.

I had a great experience living at The Colony House Apartments NB. The location was always well-maintained and the staff was friendly and responsive. I appreciate the times Angel and Joanne would hold the door for me, get me a cart for my groceries and sometimes even push my things to the elevator. Whether it was the quality of the facilities, Shout out to Dwayne!, the cleanliness of the common areas, or the professional atmosphere created by Yoelina and Dayana, everything was always top-notch. It's a place I truly enjoyed living in, and I would highly recommend it to others. I am going to miss the team, my lovely view from my 12th floor apartment, and the beautiful park I used for my daily runs.

Thank you for making my time and Gia's time there so positive!

I don’t know if we’re just really lucky with the unit we’ve ended up with, but I have lived in Colony House for almost 2 years now, and I absolutely LOVE this building. I love it so much, I hesitate to write a positive review for it because I don’t want this gem to become exorbitantly priced like every other place to live in NJ.

It’s situated in the middle of a beautiful park, right next to a bridge that crosses over into another beautiful park. I live on one of the higher floors and my views are AMAZING. There is a path that runs along the Delaware and Raritan Canal right outside of our building’s doorstep, which is just enchanting and full of wildlife! I have seen 2 bald eagles flying around our building and a red tailed hawk has perched upon my balcony just hanging out TWICE, tons of bluejays, cardinals, orioles, cranes…

I was worried about the AC situation from reading reviews, so when we moved in, my husband and I brought our portable ac units that we had since living in Brooklyn. Only to realize that we never needed them! I realize the AC situation probably varies from unit to unit. We are situated on the south east facing corner of the building, so while we receive a ton of light, we are only getting direct sun until about noon. I would imagine people getting full sun all day are dealing with much more heat. But for us, we have never had to use additional ac units, even after one full summer, and this summer, where temperatures have been in the 90s for weeks straight.  Our apartment remains pretty consistently at ~73 degrees all day long through the summer. If anything, the heat is more of an issue for us in the winter because the heating works too well. I sleep with a fan going all winter because our heat keeps the place toasty at around 75 degrees.

BEST PART - the rent price includes ALL UTILITIES - INCLUDING ELECTRIC!!! And this place is rent stabilized!! After your first year here, they can only raise the rent about 2.8% each time you renew your lease!!! So if your apartment AC or heat is “not working” - here’s a hint: Buy a window unit and a space heater like you would for ANY OTHER PLACE, and the bonus is THE ELECTRICITY IS INCLUDED IN THE RENT PRICE. Seriously, some of these reviews…

It’s walking distance to the train (New Brunswick Station), as well. There are decent restaurants in the area, a historic village called East Jersey Old Town in walking distance, and we are very close to Rt 18, so getting out of town is easy as pie (if you actually know how to drive well).  Still only a 45 minute drive to the beach on one side, and a 45-50 minute drive to charming places like New Hope and Fenchtown on the other side - also an easy drive to go tubing on the Delaware. And just a 45min-1hr train ride into Penn Station (providing NJ Transit is running properly).

Lastly, the building itself is old but is well maintained. Having maintenance in house is a huge plus, every time I’ve had a maintenance issue it has been fixed very quickly.  The door men and women are incredibly nice and everyone working here is very good at their job.  (Do not understand some of these reviews - I’m a young woman and never felt like Ronald was creepy??) You will meet tenants who have been in this building for 20, 30, 40 years - no joke. And now having lived here for some time, I can totally understand why.  We will move when we’re ready to either leave New Jersey or settle down and buy a house, and no matter where we end up, even if it’s my ultimate dream house, I will still remember Colony House as one of the best places I was ever lucky enough to call home.

There are inconveniences at times (eg elevator unable to be used due to a new tenant moving in; not having a freight elevator; small gym; water turned off due to an issue occasionally and usually only on weekdays during 9-5 work hours; a washing machine or two in the laundry room being out of order for a few days at a time), but none of those inconveniences even come close to outweighing the positives of this place in my opinion.

Pros:
1. The apartment is very spacious given the amount of rent you're paying. You have a sense of privacy, the floors are usually pretty quiet, you can't really hear your neighbors unless they are in the hallway.
2. Pro/Con: Someone is always at the front desk, so there's a sense of safety. Gilbert is the best front desk employee out of all of them. He is personable and sweet. Ronald is a creep. The bald African guy (sorry idk his name) had to be asked at least 20 times to help me with something regarding my apartment before he actually did it. Don't get me started on the lady who sits at the front desk on the weekends. She is ridiculously rude and nasty. Does not say hello, how are you, nothing. She acts like she has everything better to do than what she's doing. I don't even say hello to her. Fire her immediately. She screamed at me on the phone once for asking a simple question. Terrible customer service.
3. All utilities are included, besides cable! Saves you a lot of money.
4. Parking is mediocre, there's always a spot for you at least but if you get back later at night, you will have a long walk because you'll be parked in the back of the lot.

Cons:
1. The two leasing employees, (Yoelina and Dayana) are SOOOOO rude and unfriendly to tenants after you go back and forth with them for a while. They are always in a rush, they don't want to deal with you... I recommend they replace both of them with some nice women instead of these nasty and unfriendly girls. I don't even want to say hello to them after witnessing their attitudes.
2. Front desk employees don't handle your maintenance requests unless you ask them 20 times. Really makes you feel uncared for. I had at least 1,000 LADY BUGS ALL OVER MY APARTMENT right before the weather started turning cold (Sept/Oct timeline). I killed at least 1,000+ of them, no joke. I had to ask them SO many times to get an exterminator out to fix the issue. They finally did it, after I had resolved everything on my own. Useless.
3. Don't get me started on the AC... This is probably the worst part of living here. PLEASE PLEASE invest in an AC unit (or two) before moving here because you will be DYING of heat. They say AC/heat is included, but they don't tell you that you have absolutely no control over it until they fix it and start it up. When I first moved in, the nasty leasing ladies came into my apartment after I said the AC wasn't working (the dial on the wall showed it at 82 DEGREES in the summertime.. which you cannot control). They came into the apartment all pissed off and felt the air blowing out of the old units they have, and said it's working because there's "air" blowing out... YEAH, HOT AIR... They acted like I inconvenienced them by questioning it. You will get no sleep if you don't have your own AC unit until they fix it. They finally fixed the AC this year ON MAY 29TH. MAY 29TH.... IT WAS 84 DEGREES IN MY APARTMENT. NO ONE COULD SLEEP. Absolutely ridiculous and they are liars for saying that this is included. Also, during the winters, it's super warm in the apartment which isn't a problem for me, I actually liked it. But, if you're someone who gets too hot too easily, I would just. invest in an AC unit at that point. Be warned!!!!!!!!!!!!
3. You can hear the footsteps of whoever lives above you. I had some monster living above me and it sounded like he was having a stomping parade every night, very frustrating.

At the end of the day, fire your ladies in the leasing office, most rude/snarky ladies I've ever met. Fix your AC, stop lying to your tenants about that. Fire that front desk lady who works on the weekends. Listen to your tenants. That is all.

TLDR: Don't move here.
Good things: front desk and park.
Bad?
* The water's been turned off since 8:30am until...they didn't say. They sent the e-mail yesterday afternoon.
* The quality of the appliances within the apartments and apartments themselves is poor. Closet doors break by simply using them, stovetops stop working randomly, random holes between walls and floors which invite drafts and bugs. Laundry machines are older and break, our kitchen sink is prone to clogging even with care taken because (as an employee told us) the piping is poorly constructed.
* Elevators break often. There are two elevators per each side of the building; the sides do not connect, so there are 2 elevators for 19 floors/8 apartments per floor. You do the math. When one goes down, it's a problem. They left one broken for over 2 months.
* Here's something I'm sure current tenants would love to know: When I moved into my studio in 2019, I was told my thermostat could change the temperature within a small range of degrees. When I moved into my 1-bedroom in 2020, there was a thermostat but I could not detect a change in temperature no matter what I pressed. It's because this apartment has no control over the temperature, despite it costing more and there being a thermostat. According to one of their own employees (I quote) "That's for show - they started a project and it got expensive midway, so some don't work at all". You think they explain this to potential and current tenants? We all pay the same rates for similar apartments, so how is that fair?
* Dishwashers are listed as one of the guaranteed amenities. When I toured in 2019, they said they couldn't show me the exact studio I was inquiring about, but an exact one on another floor. That one had a dishwasher. Upon moving in (after signing the lease), I was able to see that there was no dishwasher. A woman from the office (who does not work there anymore) acted surprised and said "the other tenant must have wanted extra cabinet space instead". When I requested a lower rent or some form of compensation for their error, they refused.
* Here's the biggest one - the AC/heat.
The AC and heat break every year, multiple times a year, for multiple days on end since I moved here in 2019. If you decide to move here, buy your own AC unit and space heater because you will need it. One summer, the AC broke for over 10 days in July. They outsourced some trailer-like unit from Texas to correct the problem, which didn't last.
* If you work late, you will have to fight for parking. You will find yourself having to park illegally, especially during the winter since there are NO side streets or other parking options for this building. Then, they will have the audacity to put a violation sticker on your car.
* The river floods. Nothing to do with the Colony House per se, but something important about the location.
* This location is not great for drivers, especially during rush hour. A 2 minute drive from the exit off 18 will take you 20 minutes. The streets surrounding the building become nightmarish in the afternoon.
* Instead of putting money towards the poor infrastructure and appliances, we got a renovated back patio with fire pits and lounge chairs. This corporation - Kamson - clearly thinks it can distract us from seeing its shortcomings with frivolities.

Before this building, I lived in a small, low-income housing apartment building for a decade. In all 10 years there, never did I encounter HALF of the issues I've had while living here for four. The only reason I was here for four was because there was a pandemic.

UPDATE 5/28/24 OH YEP
They told us they’d be turning on the air conditioning and lo and behold, they go to turn it on, and the system is not working. Instead of maybe doing things earlier in light of the issues over YEARS they wait until the day after we’ve had multiple 80° and higher days, and then they go oh well be patient. My husband and I are turning in our keys this Friday. We are OUT OF HERE.
